A major part of our work is dedicated to roof surveys, typically asbestos cement or metal profiled roofs. Our team is able to carry out drainage calculations on industrial gutters, as well as perform inspections on siphonic and gravity drainage systems. Our team of roofing surveyors is able to assist in roof defects identification as well as providing a fully project-managed solution to those clients requiring significant roof works to be undertaken. This includes initial report, budget-costed options, project specification, tendering of works to competent contractors, JCT contract administration and all health and safety duties.
Working nationwide on behalf of landlords or tenants, our dilapidations service can be used for the preparation of dilapidations claims, dilapidations appraisal to support a decision to vacate a commercial property and includes all formal dilapidations negotiations between opposing parties. We always work in a way that is aimed to avoid legal disputes and our expert dilapidations negotiators are on hand to provide initial assessments of your requirements at no charge.
Schedules of Condition
These are not just restricted to roofs, but the roof is a major area of dispute between commercial property landlords and tenants. Before signing a fully repairing lease on a commercial or industrial property, we strongly recommend that you obtain a thorough roof condition survey as part of your schedule of condition. Missing the roof from a condition survey, even on a brand-new building could be an extremely costly mistake. It is essential that you use a company with specific, specialised experience in this area.
Asbestos remains in-situ in many older industrial and commercial premises. Our building surveyors are also qualified asbestos surveyors, carrying the relevant Professional Indemnity Insurance to identify the asbestos containing materials in your premises. Asbestos is not only present in the asbestos cement roofs that are so common, but also in a number of other materials, including older roof light gaskets. It pays to be safe and of course, it’s now a legal requirement for all commercial premises to maintain an up to date asbestos register.
Construction contract administration
Commercial Property Surveys Ltd has an impressive client list, regularly advising institutional investors on commercial property acquisition, commercial property refurbishment and of course, repairing and/or replacement options. The company’s involvement in contract administration includes refurbishment projects and new build industrial premises and estates to a value of several million pounds.
In addition to providing services to commercial property landlords and tenants, Commercial Property Surveys Ltd also provides independent roof and industrial cladding inspections to system manufacturers for warranty audits, installation instruction compliance and more.
The company’s interest in industrial roofing came about through our experience with dilapidations surveys, often providing advice to clients that in dilapidations cases, “the liability is always in the roof.”
Our experience in industrial roofing is recognised by many other professional practices who regularly sub-contract their roof inspections to the company, for inclusion in their own client reports.
In addition to metal roofing, our surveyors also provide advice to landlords and tenants of older buildings with asbestos roofs and cladding. All of our building surveyors are also qualified asbestos surveyors.
It was this expertise that led to Robert and David forming a sister company, Liquasil Ltd, a specialist industrial roof coatings manufacturer that is staffed entirely by the surveying team at Commercial Property Surveys Ltd.
Through Liquasil Ltd, we can provide accredited CPD sessions (in person and online) on asbestos roofing, metal roofing and cut edge corrosion, a common issue with metal profiled roofs and cladding systems. The sessions were created and are delivered by our building surveyors, for building surveyors. To date, more than 2000 building surveyors have attended one of our sessions.
Additionally, Robert Street MRICS has acted as independent expert witness (appointed by the courts) on several industrial roofing disputes and dilapidations matters and the company’s team has assisted many expert witnesses and building surveyors in correctly identifying industrial roofing defects, particularly, but not exclusively in respect of dilapidations claims.
All of our surveyors (and the directors) are 100% hands-on and are happy to conduct roof surveys as long as it is safe to do so, from cherry pickers, using our drone (we have two CAA registered UAV pilots on the team) and using telescopic camera poles wherever possible.
As you would expect from a chartered building surveying practice, Commercial Property Surveys Ltd carries full Professional Indemnity insurance for all advice provided.
